Ground broken on £4m East Yorkshire scheme

Artium has launched its commercial development pipeline after breaking ground on a £4m retail scheme in Brough, East Yorkshire.

This comes as the group relocates its office from Harrogate to Leeds as it looks to strengthen its foothold across Yorkshire and the wider North of England.

Construction is now underway at the site on Bluebird Way, which will see the creation of a a Starbucks drive-through and five retail units. One retail unit is already pre-let to Dominos, with the remainder being offered to the open market.

The project is being brought forward by Artium Commercial, with Artium Construction acting as main
contractor. The group’s say this arrangement reflects the strategic value of its integrated development and construction model.

This Brough scheme is also being delivered in partnership with Helios Properties, reconnecting Artium Construction managing director Martin Watson with a developer he has worked with before – most notably on the Hyatt Hotel at Sovereign Square in Leeds.

Martin Watson said: “Retail is a sector we know inside out. I’ve spent years delivering major schemes across Yorkshire, including Thorpe Park, so we understand what occupiers need, what landlords expect and how to keep a scheme moving efficiently from ground-breaking to opening day.

“Brough is a strong scheme in a well-connected location, and our integrated model means we can deliver it with the kind of pace and certainty that makes a real difference. We’ve built this business on sound financial foundations, no external debt, a strong cash position and every pound generated within the business and that gives us the platform to take on schemes like this and deliver them properly.”

Richard Bland of Artium Commercial added: “Brough is exactly the type of scheme we are targeting- well located, occupier-led and commercially viable. We have some genuinely exciting schemes in the pipeline and the move to Leeds puts us right at the centre of where that activity is happening, closer to the market, closer to our partners and in the best possible position to move quickly when the right opportunities arise.

“Yorkshire and the wider North is where we’re focused, and we’re building a pipeline that reflects that ambition.”
