Holland & Barrett relocates Oxford Street store
Holland & Barrett has relocated its Oxford Street store, almost doubling its presence on the historic shopping street.
The health and wellness retailer has opened a 3,350 sq ft store at 146/148 Oxford Street, relocating from No.52.
Landlord The Langham Estate said the deal takes its 11.3-acre estate’s total ground floor retail to 87.5% let, with a number of further deals in progress.
The group added that Holland & Barrett’s relocation echoes a surge in demand among wellbeing firms looking to join Fitzrovia, which now make up over 1 in 5 (21%) of its occupiers.
Nick Gerrard, property and format Director at Holland & Barrett, said: “We’re committed to delivering best-in-class store experiences for our existing customers while reaching new audiences, though our ongoing investment into retail stores.
“As part of our Oxford Street Strategy at Holland & Barrett, The Langham Estate stood out for its prime location connecting us to the main retail strip and thriving office district, offering strong footfall throughout the week where our team of experts can support the community in their wellness journeys. We look forward to connecting with new customers and beginning our partnership with The Langham Estate.”
The latest opening forms part of Holland & Barrett’s ongoing investment into its retail stores, through refits, relocations, and new openings. The retailer has invested around £70m into the transformation of its stores, technology, and new product development including the opening and renovation of over 200 stores across the UK.
Throughout the 2024 and 2025 financial years Holland & Barrett is investing in at least one store a day in a store refresh and refurbishment program across the UK & Ireland.
Malcolm Cohen, director of leasing and marketing at The Langham Estate, said: “Over the years, consumer demands for Oxford Street and Fitzrovia have evolved, transforming the West End into a staple among shoppers’ regular retail destinations rather than exclusively for days out.
“As businesses establish their presence in the area, employees are increasingly looking to make the most of the location for health, wellbeing, and other errands, enjoying the balance of work and rest offered by the tranquillity of The Langham Estate. Retailers are also drawn to this blend of prime shopping and workplace hubs, maximising footfall throughout the week.
“We’re confident that Holland & Barrett will thrive as part of The Langham Estate, as it reaps the benefits of being amongst our growing wellness and lifestyle offering.”
