Primark to anchor The Ashley Centre as Epsom scheme undergoes £7m refurb
Primark has been unveiled as the anchor tenant at the Ashley Centre in Epsom, as the scheme undergoes a £7m refurbishment.
Opening in early 2025, the fashion retailer will occupy 44,000 sq ft across two floors in the former House of Fraser store, sitting adjacent to the scheme’s central square and near retailers such as JD Sports.
Primark at the Ashley Centre will feature the retailer’s full offer, including its menswear, womenswear, kidswear, and accessories ranges, as well as beauty, home, and lifestyle products.
The opening is set to complement the scheme’s £7m refurbishment, which will see asset manager CBRE Investment Management (IM) reconstruct the external East entrance, implement enhancements to Central Square, and add new signage and wayfinding across the centre.

In 2023, the Ashley Centre welcomed a number of new openings including JD Sports, Deichmann, and GAIL’s Bakery, forming a key part of the centre’s leasing strategy to evolve its retail and F&B offer.
