Edinburgh’s Caledonian hotel fetches £85m

An Edinburgh hotel has been acquired in a deal believed to be worth around £85m.

The Caledonian Waldorf Astoria Edinburgh has been purchased by private real estate investment fund manager Henderson Park, along with hotel operator and asset manager Klarent Hospitality.

The 241-bedroom hotel was sold by Abu Dhabi-based Twenty 14 Holdings, who first hinted at the idea of a sale in May. It purchased the hotel in 2018 from Goldman Sachs, also for £85m.

‘The Calley’, as it is known by many, is now the third Edinburgh hotel in the Hilton portfolio of Henderson Park and Klarent.

In 2021, London-based Henderson Park purchased the Carlton on North Bridge and the DoubleTree Edinburgh Airport, which both came as part of a 12-hotel collection.

The group has invested £11bn in real estate assets across Europe since its inception in 2016.

Many of the hotels it has acquired are managed or franchised by Hilton, including the Metropole hotels in London and Birmingham.
